Prep Your AC for a Contra Costa Summer

Inland East Bay summers are punishing on cooling equipment. A short spring checklist that prevents most mid-July breakdowns.

Almost every emergency no-cooling call we take in July and August traces back to something that would have been caught in a twenty-minute spring check. Inland Contra Costa summers run hot for months, and equipment that starts the season marginal will not survive it.

Clear the outdoor unit

The condenser needs unobstructed airflow on every side. Cut back shrubs to give it two feet of clearance, pull out leaves and grass clippings, and move anything stored against it.

With the power off at the disconnect, rinse the fins gently from the inside out with a garden hose. Do not use a pressure washer — the fins bend easily and bent fins permanently restrict airflow.

Start with a fresh filter

Put a new filter in before the season starts rather than partway through it. A restricted filter in June is how you end up with a frozen coil in July.

Check the condensate drain

Find the condensate line and confirm it is draining freely. A clogged line either trips the float switch and shuts the system down, or backs up and leaks into the ceiling below the air handler.

A cup of distilled vinegar poured into the access port clears most light buildup before it becomes a problem.

Test it before you need it

Run the system in cooling for fifteen minutes on a mild day. The air at the supply registers should be roughly 16 to 22 degrees cooler than the air at the return.

If the split is smaller than that, the system is not performing correctly and you have found a problem in May rather than during the first heat wave.

Listen and look

Grinding, squealing or rattling at startup, a unit that hums but does not spin up, or ice on the refrigerant lines are all early warnings. None of them improve on their own, and all of them are cheaper to address before peak season.

Book a professional tune-up

A full tune-up covers what a homeowner cannot: refrigerant charge verification, electrical connection tightening, capacitor testing under load, coil cleaning and airflow measurement.

Scheduling in spring means you are not competing for a slot with everyone else in Concord and Antioch during the first hundred-degree week.
